In South Korea, the presale of apartments is common, with buyers typically making decisions based on model houses and blueprints. Apartment units of similar sizes often feature comparable floorplans, allowing buyers to anticipate the final appearance of their homes.
Construction companies, which also act as developers, market these apartment units as both investments and residences. The expectation is that property values will increase, prompting some homeowners to sell and repeat the purchasing process.
However, some individuals opt for a collaborative approach, working alongside architects and fellow residents to design their housing and foster a sense of community.
In Mali-dong, near Seoul Station, a residential complex houses 29 artist households. Designed by architect Lee Eun-kyung, the 10-year-old neighborhood was developed with significant input from the artist co-op that resides there.
On October 26, the neighborhood was alive with a block party, filled with the aromas of barbeque and sounds of music. Media artist Kim Kyung-ho expressed the importance of community, stating that the supportive environment is crucial for raising his son.
“When we need a hand with the kids, we reach out to our neighbors as we all know each other," he noted, emphasizing the financial and mental health benefits of such interactions.
The public rental housing initiative was orchestrated by the local government to create a supportive community for artists, challenging the notion that public rental housing is of inferior quality and that residents lack commitment to their neighborhoods.
Painter Cho Eun-man, a resident since 2014, highlighted her long-term commitment to the community, offering painting classes and assisting young couples with childcare.
“I had a long-term vision when I moved in here. I love being involved in the community,” she stated, acknowledging the challenges of balancing different social needs among residents.
Architect Lee engaged in extensive consultations, conducting ten in-person meetings and numerous email exchanges with co-op members to incorporate their ideas into the design. The artist co-op, M.A. Coop, was established in 2013.
Lee's design features three distinct buildings with narrow alleys to encourage daily interactions among residents. He also focused on maintaining low maintenance costs, resulting in a single elevator and communal spaces that facilitate movement between buildings.
“Interacting with the residents was never easy," Lee remarked, "but as an architect, I was determined to ensure the quality of the space.”
Another example of collaborative housing is the Ganghwa House Complex on Ganghwa Island, initiated by parents seeking a better environment for their children. Following initial discussions in March 2018, it took four years to complete the 12 homes in the complex.
Residents worked closely with an architect to define their vision for the community, aided by a housing cooperative union that facilitated their plans.
Architect Yoon Seung-hyun designed diverse housing units catering to various age groups. Completed in 2022, the project received the grand prize at the 2023 Korean Architecture Awards. Yoon noted the challenges of balancing client desires with practical design considerations.
“These people were determined to escape the conventional apartment lifestyle, which inspired my work as an architect,” he stated.
The complex is notable for its lack of walls separating it from the surrounding area, promoting openness and community engagement. Yoon explained that walls often create barriers to external interactions.
A small library, initially intended as a community center, was adapted based on resident feedback and serves as a gathering space for the broader community.
“It is not just a library, but an open space for events and exhibitions,” a resident involved in library operations remarked, expressing gratitude for the architect's responsiveness to their needs.

어려운 선택이지만 가치 있는 선택
서울역 근처 말리동에는 아티스트 29가구가 거주하는 주거 단지가 있습니다. 10년 된 이 동네는 EMA Architects & Associates의 이은경 архитектор에 의해 설계되었으며, 그곳에 거주할 아티스트들의 적극적인 참여가 있었습니다.
10월 26일, 언덕길 정상에서 주민들은 블록 파티에 나와 바비큐 냄새와 음악이 가득한 분위기를 즐겼습니다. 미디어 아티스트인 김경호는 "우리 주민들이 서로와 아이들에 대해 걱정하기 때문에 이곳에 살지 않았다면 아들을 어떻게 키웠을지 상상할 수 없다"고 말했습니다.
그는 “아이들에 도움이 필요할 때 이웃들에게 손을 내밀며, 우리 모두 서로를 알고 있습니다."라며, 이러한 arrangement가 돈을 절약하고 예술가들의 정신 건강에 도움 된다고 덧붙였습니다.
이 공공 임대 주택은 서울특별시가 계획하고 서울 주택 및 커뮤니티 공사(SH)가 위탁하여 주거자들이 디자인 과정에 참여하는 예술가를 위한 커뮤니티를 조성하는 것을 목표로 하였습니다.
이 프로젝트는 공공 임대 주택이 저질이라는 인식을 깨고, 거주자들이 단순히 거주하는 단기 거주자가 아니라는 점에서 관심이 있는 사람들임을 보여주는 것을 목표로 하였습니다.
2014년 이 건물이 완공된 이후 이 지역에서 살아온 화가 조은만은 "저는 평생 여기 살기로 결정했습니다. 매주 수요일에 다른 예술가들을 위한 미술 수업을 진행하고 젊은 부부들이 필요할 때 아이들을 돌봅니다."라고 말했습니다.
그녀는 10월 30일, 건물의 공용 공간에서 수업을 진행하며 "여기 이사올 때 장기 비전을 가지고 있었습니다. 저는 이 지역 사회에 참여하고 이 사람들과 시간을 같이 보내는 것을 좋아합니다."라고 말했습니다.
건축가 이은경은 디자인을 여러 번 수정하며 총 10회의 대면 회의를 진행하고 조합원들과 수많은 이메일을 주고받아 공간에 대한 아이디어를 수집했습니다. 다양한 분야의 아티스트들로 구성된 조합인 M.A. Coop은 2013년에 결성되었습니다.
이 건축가는 서로의 일상적인 상호작용이 발생할 수 있는 아늑한 환경을 만들기 위해 4미터 폭의 골목길을 사이에 두고 세 개의 별도의 건물을 설계했습니다.
주거 단지는 조합에 의해 운영되므로, 이은경은 유지 관리 비용을 염두에 두어야 했습니다. 이로 인해 주민들이 건물 사이를 쉽게 이동할 수 있도록 세 개의 건물 간에 연결된 작은 다리와 공용 공간이 있는 단일 엘리베이터가 설치되었습니다.
이은경은 “주민들과의 상호작용은 결코 쉽지 않았습니다. 하지만 건축가로서 저는 공간의 질을 보장하기 위해 강력한 전사라고 생각하며, 전체 프로젝트에서 주민, 시공자, 클라이언트, 감독을 설득해야 했습니다."라고 전했습니다.
벽 없이 형성된 이웃
인천 북서쪽 해안에 위치한 강화도에는 주민들과 건축가가 함께 디자인한 강화를 주택 단지가 있습니다. 이 동네는 자녀를 더 나은 환경에서 키우고자 하는 부모들로부터 시작되었습니다.
2018년 3월 25일 첫 모임 후, 이 복합 단지에 포함된 12채의 주택을 건설하는 데는 4년이 걸렸습니다.
한 주민은 “우리는 문자 그대로 맨 처음부터 시작했습니다. 우리는 어떤 종류의 커뮤니티를 갖고 싶은지에 대한 논의를 했고, 아키텍트와 함께 부지를 찾았습니다.”라고 말했습니다. “우리는 Housing Coops라는 주택 협동 조합 연합을 만나 우리의 계획을 실현할 수 있었습니다.”
Housing Coops는 2013년 주거의 다양성을 추구하는 그룹에 의해 설립된 느슨한 협동 조합입니다. 이들은 커뮤니티를 건설하고자 하는 주민들을 연결하고 공간을 생성하기 위해 건축가와 협력합니다.
강화도 하우스 단지의 설계를 맡은 정앙대학교 교수이자 Interkerd Architects의 설립자인 윤승현은 아동부터 노인까지 다양한 세대에 맞는 주택 유형을 설계했습니다. 이 마을은 2022년에 완공되었으며, 2023 한국건축상에서 대상을 수상했습니다. 윤은 “나는 개인 사치 주택을 설계한 경험이 있습니다. 그 경험을 통해 고객과 타협하기가 어렵다는 것을 배웠습니다. 고객이 반드시 후회할 것을 확신할 때에도 그들의 요구를 고수하려 하는 점이 어렵습니다.”라고 전했습니다. 윤은 한때 개인 주택 설계를 그만두기도 했습니다.
“하지만 이 사람들은 전형적인 아파트 환경에서 벗어나 공동 생활을 꾸리고자 결정하였고, 그것이 제 건축가로서의 동기를 불러일으켰습니다.”라고 덧붙였습니다.
단지와 주변 지역을 분리하는 벽이 없다는 점은 다소 혼란스러울 수 있습니다.
윤은 “벽을 세우는 것은 일반적으로 자신의 공간을 타인과 분리하려는 의도를 가지고 있지만, 동시에 벽 바깥에서 발생하고 있는 일을 차단하게 됩니다.”라고 설명했습니다.
이 단지에는 원래 커뮤니티 센터로 설계된 작은 도서관이 있으며, 주민들의 요청에 따라 조정되었습니다.
한편, 강화하우스 단지가 있는 곳 근처에서 한때 운영되던 작은 사설 도서관이 재개장하여 양도면 주민들을 위한 자유로운 모임 장소로 기능하고 있습니다.
한 도서관 운영 책임자는 “이곳은 우리 커뮤니티를 포함하여 모든 사람이 이용할 수 있는 도서관입니다.”라고 말했습니다.
그는 “사실 도서관일뿐 아니라 생일 파티나 학생 전시회 등을 위한 열린 공간입니다. 복합 단지를 만드는 과정에서 모든 우리의 요구를 들어주신 윤에게 감사를 전합니다."라고 덧붙였습니다.
